Who we are

Pocono Home Search is a home-search and buyer-guidance service operated by Paul London and Sunshine London, Pennsylvania licensed real estate salespersons with Smart Way America Realty. Real estate brokerage services are provided through Smart Way America Realty. They are also licensed mortgage loan officers with Mountain Mortgage; mortgage pre-qualification assistance, when requested, is provided in that capacity.

This Privacy Policy explains what information we collect, how we use it, how we share it, and the choices you have when you use our website at poconohomesearch.us and any mobile applications we offer (together, the “Service”). In this policy, “we,” “us,” and “our” refer to Pocono Home Search. By using the Service, you agree to the practices described here.

Information we collect

Information you provide to us

Account information. When you create an account, we collect your email address and a password. We may verify your email address using a one-time code.

Profile and contact information. Your name and phone number.

Text messaging (SMS). We offer an optional opt-in text messaging program. If you provide your phone number and check the SMS opt-in box on a tour or information request, we collect your consent to receive text messages about your home search, along with a record of that consent — the date and time, your IP address, your browser’s user agent, a snapshot of the form you submitted, and the version of the SMS terms then in effect. Consent is not a condition of any purchase. You can opt out at any time by replying STOP to any message, or by contacting us at info@poconohomesearch.us; reply HELP for help. See our Disclosures for the full SMS terms.

Mortgage-qualification information. To estimate what you may be able to afford and to tailor home recommendations, we collect financial information that you choose to enter. This may include your gross monthly household income, recurring monthly debt payments, cash available for a down payment and closing costs, a self-reported credit score or credit score range, household size, whether you are a first-time homebuyer, and whether you may be eligible for a VA loan. You provide this information voluntarily and control what you enter.

Home-search preferences. Your budget, preferred locations and counties, desired property features, and any free-text notes you add about what you are looking for in a home.

Saved searches and saved homes. Searches and listings you choose to save, and the settings for any saved-search email alerts you request.

Messages. Messages and notes you exchange with our team through the Service.

Offer information. If you use the Service to prepare or submit an offer on a property, we collect the information you provide for that offer.

Information collected automatically

Usage and device information. When you use the Service, our hosting and infrastructure providers automatically receive standard technical information — such as your IP address, browser or device type, and the pages or screens you view — recorded in server logs.

Browser and device storage, analytics, and advertising technologies. We use cookies and similar local-storage technologies for several purposes:

• Essential storage. Some cookies and local storage are necessary for the Service to function — for example, to keep you signed in and to remember your search filters.
• Analytics. We use Google Analytics 4 (measurement ID G-G2J6ZR2SZK), loaded through Google Tag Manager (container GTM-K6V6MQMZ), to understand how visitors use the Service so we can measure and improve it.
• Advertising measurement. We use the Meta Pixel (Facebook and Instagram) to measure the performance of our advertising and to build remarketing audiences.
• Advertising conversion tracking. We use Google Ads conversion tracking and remarketing audiences to measure how our ads perform and to reach people who have visited us.

Remarketing. These technologies may be used to show you ads about Pocono Home Search on other sites and apps after you visit us.

Your choices. You can limit or opt out of these advertising and analytics technologies:

• Use your browser’s cookie controls to block or delete cookies.
• Adjust Google ad personalization at Google Ads Settings: https://adssettings.google.com.
• Adjust Meta ad preferences at https://www.facebook.com/adpreferences.
• Opt out of participating third-party advertising vendors through the Network Advertising Initiative at https://optout.networkadvertising.org.

Opting out limits but does not eliminate the ads you see; you may still see ads from us that are not based on your activity.

Push notification tokens (mobile app). If you use our mobile app and choose to enable push notifications, we collect a device push token so we can send you alerts about new listings, price changes, and updates to homes you are following. You can turn push notifications off at any time in your device settings.

Information we do not collect

We do not collect precise geolocation. If we add location-based features in the future, we will update this policy and request your permission first.

How we use your information

We use the information we collect to:

• create and maintain your account;
• provide home-search results, payment estimates, and home recommendations;
• operate your saved searches and send the alerts you request;
• enable you to communicate with our team;
• help you prepare or submit offers on properties;
• respond to your questions and provide customer support;
• send you service-related messages and, where you have opted in, marketing communications;
• maintain the security and integrity of the Service; and
• comply with our legal and professional obligations.

How we share your information

With your real estate and mortgage team. Pocono Home Search is operated by real estate professionals to help you buy a home. The information in your profile — including your home preferences and the mortgage-qualification information you enter — is visible to the Pocono Home Search team, including the agent and lender assigned to assist you. Paul London and Sunshine London are licensed real estate salespersons with Smart Way America Realty and are also licensed mortgage loan officers with Mountain Mortgage; the team uses your information to provide real estate guidance and, where you request it, mortgage pre-qualification assistance.

With service providers. We share information with vendors that process data on our behalf so the Service can operate, including Supabase (database hosting and account authentication), Resend (email delivery), Vercel (website and application hosting), Twilio (text-message delivery for our SMS program), Google (analytics and advertising services, including Google Analytics, Google Tag Manager, and Google Ads), and Meta Platforms (advertising measurement and remarketing via the Meta Pixel). These providers are authorized to use your information only to provide services to us; Google and Meta process this information to measure advertising performance and deliver remarketing on our behalf.

For legal reasons. We may disclose information if required by law, regulation, legal process, or governmental request, or where we believe disclosure is necessary to protect the rights, property, or safety of our users, the public, or us.

Business transfers. If the Service is involved in a merger, acquisition, or sale of assets, information may be transferred as part of that transaction.

We do not sell your personal information. We share limited information with Google and Meta to measure advertising performance and to show ads about Pocono Home Search on third-party sites and apps; this is processing on our behalf, not sharing for those companies’ own advertising purposes.

Listing data (MLS / IDX)

Property listing information shown in the Service is provided through the applicable Multiple Listing Service (MLS) Internet Data Exchange (IDX) data feed. It is deemed reliable but is not guaranteed. Listing information is intended for consumers’ personal, non-commercial use and may not be used for any purpose other than to identify prospective properties consumers may be interested in purchasing.

Payment and mortgage estimates

Payment estimates provided in the Service are powered by Mountain Mortgage and are for informational purposes only. They are not a loan approval, a commitment to lend, or a guarantee of any rate, payment, taxes, insurance, or program availability.

Data retention

We retain your information for as long as your account is active and as needed to provide the Service. We may retain certain information after your account is closed where necessary to comply with legal or professional record-keeping obligations, resolve disputes, or enforce our agreements. You may ask us to delete your account and associated information as described below.

Security

We use reasonable administrative and technical measures designed to protect your information, including encrypted transmission and access controls provided through our infrastructure providers. No method of transmission over the internet or method of electronic storage is completely secure, so we cannot guarantee absolute security.

Your choices and rights

Access and update. You can review and update your profile and preferences at any time while signed in to the Service.

Account deletion. You can ask us to delete your account and associated personal information by contacting us at info@poconohomesearch.us.

Email alerts. You can change or stop saved-search alert emails using the link in those emails or in your account settings.

Push notifications. You can disable push notifications at any time in your device settings.

Marketing communications. You can opt out of marketing emails at any time; we will still send you essential messages related to your account and the Service.

Depending on where you live, you may have additional rights regarding your personal information, such as the right to access, correct, or delete it. To make a request, contact us at info@poconohomesearch.us, and we will respond consistently with applicable law.

Children’s privacy

The Service is intended for adults and is not directed to children under 18. We do not knowingly collect personal information from children under 18. If you believe a child has provided us with personal information, please contact us and we will delete it.

Third-party links

The Service may contain links to third-party websites or services that we do not operate or control. This policy does not apply to those third parties, and we encourage you to review their privacy policies.

Changes to this policy

We may update this Privacy Policy from time to time. When we do, we will revise the “Effective date” above and, for material changes, provide a more prominent notice. Your continued use of the Service after an update takes effect means you accept the revised policy.
